Sign the Tenancy Contract

Once agreed, both parties sign the Ejari-compliant tenancy contract. You’ll need:

  • Passport and visa copy
  • Emirates ID (or pending application)
  • Security deposit (typically 5% of annual rent, held by the landlord)
  • Initial rent cheque(s)
  • Agency Fee 5% +VAT

Register Your Tenancy with Ejari

Once your tenancy contract is signed, you’ll need to register it with Ejari, a mandatory step to make your rental agreement official in Dubai. The process is simple:

Visit an approved Ejari typing centre – the easiest option is Tasheel Business Center, First Floor, Al Barsha Mall, Al Barsha.

Bring the required documents, which typically include:

  • Original signed tenancy contract
  • Title deed (or a copy provided by your landlord/agent)
  • Emirates ID
  • Passport and visa copy
  • DEWA premises number


The typing centre will process and register your contract in the system. You’ll receive an Ejari certificate, usually the same day, which you’ll need for setting up utilities (like DEWA) and other services such as registering on the JGE portal.

Once you have your Ejari certificate, the next step is to register on the Jumeirah Golf Estates resident portal at portal.jge.ae. Through the portal, you can apply for move-in passes, schedule maintenance work, and manage all community-related services to complete your registration smoothly.

To register your vehicles with security, you’ll need to complete this form and email it to wsc@wasl.ae for processing.

To register with the Country Club, you’ll need to complete the registration form and provide a copy of each member’s ID along with their contact details.
